Where Should I Live in Bradenton?

So right around the first snowfall of 2015, my wife and I made the decision to take the plunge and move to Florida from our home in Lancaster Pennsylvania.


We didn’t know much about the areas we wanted to be in but we knew that we had it with the snow. Then the research began. Neighborhoods, schools, crime, churches, work, the list went on and on.


I’ve divided up Bradenton by its 9 major zip codes and focused on three areas for each: basic real estate pricing, school ratings and crime statistics. The real estate info was pulled from the local MLS, school ratings were compiled from greatschools.com and crime statistics were taken from crimemapping.com.


First, let’s take a look at Bradenton as a whole. While Bradenton is the largest area in Manatee County, this map does not represent all of Manatee County. 


1 – 34209
Zip Code 34209 is often called the Palma Sola area and is on the northwestern side of Bradenton with the Manatee River as its northern border.


The average price for a home here is $263,841 and a quick snapshot showed the average home age to be 39 years. Public schools in this area average a GreatSchools rating of 5.6 out of 10 and about 49 police incidents reported in the past month. This area has a bridge to Anna Maria Island, is home to Robinson Preserve, GT Bray Recreation Center, Blake Medical Center and the Bradenton Country Club.


2 – 34210
Zip Code 34210 is on the southwestern side of Bradenton with Sarasota Bay as its Southern border.


The average price for a home here is $208,776 and a quick snapshot showed the average home age to be 22 years. Public schools in this area average a GreatSchools rating of 3.5 out of 10 and about 82 police incidents reported in the past month. You can catch the bridge to Coquina Beach, check out the fishing village of Cortez or visit the world famous IMG Academy.


3 – 34207
Zip Code 34207 is often referred to as the Bayshore Gardens area and would be south central Bradenton just north of Bradenton/Sarasota airport.


The average price for a home here is $146,213 and a quick snapshot showed the average home age to be 46 years. Public schools in this area average a GreatSchools rating of 6.5 out of 10 and about 66 police incidents reported in the past month. Here you can catch the Pops Orchestra of Bradenton and Sarasota or visit the Bradenton campus of the State College of Florida.


4 – 34205
Zip Code 34205 is would be north central Bradenton and includes the City of Bradenton which has a beautiful downtown area.


The average price for a home here is $183,007 and a quick snapshot showed the average home age to be 66 years. Public schools in this area average a GreatSchools rating of 4.8 out of 10 and about 85 police incidents reported in the past month. This area hosts the Riverwalk along the Manatee River, Manatee Memorial Hospital, Red Barn Flea Market, Village of the Arts and Lecom Park, home of the Bradenton Marauders baseball team.


5 – 34208
Zip Code 34208 is next and has the Manatee River as its northern border and Interstate 75 as its eastern border.
The average price for a home here is $212,283 and a quick snapshot showed the average home age to be 24 years.

 

Public schools in this area average a GreatSchools rating of 4.4 out of 10 and about 12 police incidents reported in the past month. Here you can visit Mixon Fruit Farms, River Run Golf Course and check out the spring training venue for the Pittsburgh Pirates.


6 – 34203
Below that area is zip Code 34203 is next which includes the Oneco area and has Interstate 75 as its eastern border.
The average price for a home here is $260,671 and a quick snapshot showed the average home age to be 16 years.

 

Public schools in this area average a GreatSchools rating of 3.9 out of 10 and about 179 police incidents reported in the past month. Here you can find an AMC movie theater, Goodwill and a Winn-Dixie (this area is a main thoroughfare and there’s nothing much to see)


7 – 34202
The 34202 zip code contains parts of Lakewood Ranch, which is a beautifully master-planned community which shares its western border with interstate 75.


The average price for a home here is $418,354 and a quick snapshot showed the average home age to be 13 years. Public schools in this area average a GreatSchools rating of 7.2 out of 10 and about 5 police incidents reported in the past month. This area is packed with new construction communities and golf courses.


8 – 34211
Much of the 34211 zip code is also part of Lakewood Ranch and shares a border with interstate 75.  The average price for a home here is $381,442 and a quick snapshot showed the average home age to be 2 years.

 

Public schools in this area average a GreatSchools rating of 6.3 out of 10 and about 0 police incidents reported in the past month. This area is booming with new construction and is considered to be an up-and-coming area. Lots of stores, schools and parks.


9 – 34212
The 34212 zip code is located just south of the Manatee River and covers the area known as Fort Hamer.  The average price for a home here is $350,899 and a quick snapshot showed the average home age to be 13 years.

 

Public schools in this area average a GreatSchools rating of 6.7 out of 10 and about 6 police incidents reported in the past month. This area is a really good mix of older neighborhoods with oversize lots and mature landscaping along with some new home communities.
